What to do right now

A few calm minutes now saves a lot later. Then hand it to us.

  1. Stay safe first. Keep away from wet outlets, cords and the breaker panel, and stay out of any room where the ceiling sags.
  2. Shut off the water main if it's a pipe, water heater or appliance leak.
  3. Slip foil or plastic under furniture legs so wood stain and rust don't bleed into wet carpet.
  4. Don't use a household vacuum on water. It isn't built for it and can shock you.
  5. Take photos and video of every wet room before anything moves, for your insurance records.
  6. Call or text us at 407-807-8528, any hour. Send a photo and we'll talk you through the next hour.

Homes we serve around the Butler Chain

Windermere and Dr. Phillips are home to some of the largest houses in Central Florida, many on or near the Butler Chain of Lakes. We serve homes across the area, including Isleworth, Keene's Pointe, Golden Oak, Bay Hill, Lake Butler Sound and the neighborhoods of Dr. Phillips.

These houses tend to have more of everything: more square footage, more air handlers, more bathrooms and laundry rooms upstairs, and more finishes that don't forgive a slow response. Hardwood, natural stone, custom millwork and fabric wall coverings all react to water differently, and each needs its own drying plan.

Water damage in large homes

In a two-story home, a supply line or a washer upstairs can send water through a ceiling, down an interior wall and into the room below before anyone notices. Several air handlers in attics and closets mean several drain lines that can clog and overflow. Lakefront lots and heavy summer storms add wind-driven rain and water at the doors.

We find where the water went with moisture readings, protect furniture and rugs, and dry the structure with equipment set for Florida humidity. In finished spaces we work cleanly and quietly, and we explain every step before anything is removed. See water damage restoration for how a dry-out goes.

Fine cleaning: drapes, rugs, upholstery and carpet

Fine homes call for gentle methods. We clean drapes on site, including silk and specialty fabrics, tall windows in two-story rooms and motorized treatments. Oriental, Persian and silk rugs are cleaned on site or with white-glove pickup and delivery to our shop. Upholstery and carpet get the method that suits the fiber, steam cleaning or low-moisture.

Gated communities and house managers

Many homes here sit behind a gate. We coordinate gate access ahead of time, follow each community's rules for contractors, and work around house managers' and owners' schedules, including early starts and quiet hours. Our crew is quiet, uniformed and insured, and we treat the home the way you would.

Community names on this page describe where we work. We are not affiliated with any community or homeowners association.

From soaked to dry, step by step

  1. You call, we answer

Call or text any hour. We'll ask what happened, talk you through keeping everyone safe, and get a crew headed your way.

  2. We find where the water went

Moisture readings map the wet areas, including under floors and behind walls, so nothing gets missed.

  3. We pull the water out

Standing water and soaked carpet come out first. Whatever can't be saved is removed carefully, and we show you why.

  4. We dry it, and check every day

Air movers and dehumidifiers set up for Florida humidity, with moisture readings taken each visit until the numbers are back to normal.

  5. Dry, documented, done

You get the readings and photos for your records, and the room back the way it should be.
