Two-story homes and upstairs leaks
Many Lake Mary homes, in Heathrow and the neighborhoods around it, are two stories with the laundry room, bathrooms and an air handler upstairs. When something lets go on the second floor, water heads down into the ceiling below. The insulation above that ceiling soaks it up and holds it.
A small stain downstairs can sit under a much larger wet area. We take moisture readings on both floors and in the ceiling cavity so we dry what's wet and leave what isn't.
AC closets and attics
Air handlers in attics and upstairs closets work hard through a Central Florida summer. When the condensate line clogs, the pan overflows, and that water goes straight into the ceiling or the wall next to the closet. It often drips for days before anyone notices.
If you see water near the AC or a new ceiling stain, turn the system off and call us.
Most homes here sit on concrete slabs too. Water that reaches the first floor runs under tile and carpet pad and wicks into baseboards. We follow it with readings until we find where it stops.
Offices and commercial space
Lake Mary has a lot of office buildings and business parks. A sprinkler line, a restroom supply line or a rooftop unit can wet a whole suite overnight. We work with property managers and tenants to contain the area, dry it and keep a clear record of readings and photos for your insurance company.
Lakes, ponds and summer storms
Between the city's namesake lake, retention ponds and wooded lots, there's water close to many homes. Afternoon storms can drop heavy rain fast, and wind can push it in around windows and sliding doors. For outside water, see our storm and flood cleanup page.
