Flat ground and heavy rain
Much of Kissimmee is flat and low. Summer storms can drop a lot of rain in a short time, and on flat ground it has few places to go, so yards, garages and low rooms can take on water. Hurricane Ian in 2022 brought flooding to parts of Central Florida, including parts of Osceola County.
Floodwater is outside water. It needs more care than a clean pipe leak. Our storm and flood cleanup page explains what we do differently.
Vacation rentals and second homes
Kissimmee has many vacation homes and short-term rentals. They often sit empty between guests, which means a slow leak can run for days before anyone notices. An AC drain line clogs, a toilet supply line splits, and by the next check-in the floor is soaked.
If you manage a rental or own a home here from out of state, call or text us. We can work with your property manager, send photos of what we find and keep readings for your records.
Slab homes and plank floors
Most Kissimmee homes are block or frame on concrete slabs, many with tile or wood-look plank floors. Water spreads under the flooring and wicks into baseboards and drywall. Plank floors can trap it for a long time. We map the wet area with moisture readings so the drying reaches all of it.
Tile itself holds up well, but the grout lines and the walls around it don't. Water that sits under a tiled floor keeps feeding the drywall until the slab is dry too.
Humidity on the south side of the metro
Summers here are long and humid. Mold can begin growing within 24 to 48 hours of a leak, and wet materials rarely dry on their own in that air. Getting water out and dehumidifiers running on the first day usually saves the most.
